The Role: Commercial Manager

This Commercial Manager role is based in Co Limerick and will sit at the centre of the Business Unit, leading the commercial function across multiple high-value engineering and construction projects.

You will oversee commercial strategy, contract management, financial performance, subcontractor management, and commercial governance while working closely with operations, planning, engineering, estimating, and finance teams.

The successful Commercial Manager will play a key role in programme delivery, commercial performance, risk management, and team leadership across live construction projects.

This is a commercially important position offering real influence across project delivery rather than simply reporting numbers upstream.

Must Have Requirements

• Proven experience required as a Commercial Manager or Senior Quantity Surveyor within engineering or construction projects
• Experience with a main contractor or specialist engineering contractor is required
• Strong knowledge of construction contracts, commercial risk, and dispute management
• Hands on experience required managing subcontractor packages, valuations, and final accounts
• Strong understanding of planning, scheduling, and commercial reporting is essential

Preferred Experience

• Experience on data centre, pharmaceutical, industrial, or large-scale infrastructure projects preferred
• NEC, FIDIC, or bespoke contract experience beneficial
• Experience leading and mentoring commercial teams
• Strong commercial systems and reporting experience

Nice to Have

• Degree qualification in Quantity Surveying, Commercial Management, or Construction Economics
• Chartered status or progression toward chartership beneficial
• Experience working within fast-track engineering environments

Key Responsibilities

• Lead the commercial management of high-value engineering and construction projects
• Manage forecasts, budgets, cashflow, commercial reporting, and profitability across the Business Unit
• Lead contract negotiations, tender evaluations, and commercial risk assessments
• Oversee subcontractor procurement, package management, and payment processes
• Manage variations, claims, and final accounts through to close out
• Work closely with project delivery teams to support programme and cost performance
• Carry out commercial audits across live projects and implement performance improvements
• Support estimating and pre-construction teams with lessons learned and commercial feedback
• Develop and mentor Quantity Surveyors and wider commercial staff
• Ensure strong commercial governance, compliance, and reporting standards across all projects

About You

You will already be operating as a Commercial Manager, Managing Quantity Surveyor, or Senior QS within a complex engineering or construction environment.

You will have strong commercial awareness combined with the confidence to challenge when required while maintaining productive working relationships across project teams and senior management.

The ideal Commercial Manager will understand the importance of programme delivery, planning, commercial control, subcontractor coordination, and risk management within live construction environments.

You will be organised, commercially sharp, and capable of leading teams while maintaining strong attention to detail across reporting, contracts, and project performance.
